The west side portion is about 60 acres in size and is completely wooded with a gravel access and small clearing ideal for camp or campers.  This portion had a managed timber harvest made in 2022.  The forest is in excellent condition and is comprised of hard maple, soft maple, cherry, beech, hemlock and more.  There remains a significant timber value here.  

The internal road and trail systems on this side are in excellent condition having been properly bulldozed and drained to last long into the future.  These roads make hiking the property easy as well as being ideal for ATV and side by side use.  The trail system covers the tract and leads to the adjoining 2,944 acres of Boutwell Hill State Forest Land.  Boutwell Hill State Forest is well known for its hiking trails (Earl Cardot East Side Overland Trail), snowmobile trails, cross-country ski trails and the horse back riding trail system.  The Overland Trail is just a short walk from the west boundary and the snowmobile trail is just 0.3 miles north of the property on Farrington Hollow Road.

The east side portion is about 32 acres in size and is about half open and half woods.  The front portion is open and gently sloping from the road to the stream that flows through the property.  The ground is a little wetter here and there is about 8 acres showing on the State mapping as possible wetland.  Once you cross the creek, you enter another well-stocked timber lot dominated by hard maple, soft maple and cherry.  The timber here was not cut previously and also carries a significant value.

The property is currently leased for hunting and the lease will be canceled by the Seller prior to closing.  This is a great area for deer, turkey, bear as well as plenty of small game such as grouse, squirrels, and even snowshoe hare.  With a little effort by the creek you might even entice the abundance of ducks that fly this waterway to drop in!

The property has 370 feet of road frontage on the west side of Farrington Hollow Road and 600 feet on the east side.  Electric is available along the road frontage. 

The property is only minutes from Cherry Creek and Cassadaga for your amenities, as weill as Cassadaga Lake, Bear Lake and Lake Erie for quality fishing, boating, canoeing and kayaking.

All oil, gas and mineral rights are owned and will transfer.  There are no leases or wells on the property.  All timber rights will transfer also.
