New York wooded land, trails and stream for sale. 71 acres of Southern Adirondack Land in the Town of Thurman with a year-round creek, future timber potential, wildlife habitat, and recreational and hunting opportunities. The Dippikill Road Woodlot is a classic Adirondack woodlot with road frontage, single-phase electric at the road, and well-drained acreage suitable for development. It is located on Dippikill Road, in the Town of Thurman, a very quiet, rural location that is only a short drive from Warrensburg, Chestertown, and Gore Mountain. An unnamed, year-round, classified trout stream runs through the property which finds its way to Number Twenty-Six Brook and then into Glen Creek at Glen Creek Road. This stream has pools, eddies, and undercuts that supply favorable habitat for native brook trout and other aquatic fauna, which were observed in the stream in July of this year. During past forestry operations, the owners retained a streamside buffer, maintaining shade on the Brook. The stream is not only an important wildlife feature, but it also provides a great aesthetic asset to the property. Decades of professional forest stewardship have promoted timber quality and diversity, as well as varied habitat for many wildlife species. The hemlock and pine trees offer important thermal cover for wintering deer, and the red oak trees contribute acorns as a critical food source for deer, bear, and turkey. Tracks, scat, and buck-rubs provide evidence of abundant deer activity. Limited canopy openings have been created during forestry operations, leading to a flush of sapling cover that is favored by ruffed grouse. A network of trails is in place for hiking, skiing, hunting, and ATV riding. Property boundaries are easily identified with stone wall remnants, wire fencing, and surveyor blazes, as well as paint on the property lines. Approximately 65 acres of the property is under the Fisher 480 forest tax law, which provides a handsome reduction in taxes, while being less burdensome than its 480a tax law successor. The remaining ~6 acres are not under the Fisher Act and could easily be developed for a camp or home. The Dippikill Road Woodlot is just 10 miles away from Warrensburg, the closest town with all of the amenities and services. It is less than an hour from Saratoga Springs and 4 hours from NYC. The region offers boating in nearby lakes, canoeing, kayaking and whitewater rafting in the Hudson and Sacandaga Rivers, hiking, camping and hunting on nearby state land. Dining, entertainment and modern conveniences can be found in Warrensburg, Chestertown and Lake George Village.
